Property Cost & Buildings
Prices in the real estate market are set by many factors that have direct impact on the land value or property value. Since Belize is a very small country, many of our building materials are imported from our neighboring country, Guatemala, Mexico, the United States and others.
Other factors important to determine real estate prices:
- Location of Property
- Accessibility to the property
- Proximity to major towns and villages and shopping centers
- Proximity to International Airport and International Import/Export Ports
- Utilities
- "Qualification" of property: i.e. Commercial, Residential or both, etc
- "Quality" of Improved or unimproved property
- Building Materials and finishing touches
- Distance for transporting of goods
- And more...

Comparison in real estate:
Belize is indeed one of Central America's best kept secrets and has emerged as a new competitive market in the Caribbean.
Belize is a Third World country, but a Progressive Third World Country. Real Estate Prices are definitely same or higher as compared to our main competitor, which is Costa Rica and more reasonable than prices in other Central American countries, but the truth to the matter that Asset or Investment Security is the main advantage that Belize has than any other country in Central America or Caribbean. Belize is an English Speaking country and is definitely an asset for many foreign investors. Our quality of life is by far the best in Central America and some of the Caribbean Countries.
Belize's real estate, in comparison to real estate in the Caribbean, is by far the most inexpensive place to purchase property. However, our proximity to North America and Central America are an asset to our foreign investors.
Most of our neighboring countries and Caribbean counter parts have reached the limit of growth and competition, but if there is any, it is very small. On the other hand, Belize has potential to grow since we are a small country we have not reached that capacity of productivity level and many business potential are available once a certain market has been targeted or certain industries etc, are considered.
Real Estate wise, Belize is definitely in the run for inflation in purchase price as the demand will increase through a very short time. Many investors have seen the potential already and have decided to make their move now, before prices reach sky high.
