Purchasing Land in Belize
A non-Belizean person can purchase to own land in Belize. Persons who wanted to purchase land consisting of half acre within city towns or village and in excess of 10 acres anywhere in Belize needed a permit to purchase the property. This permit is Alien's Landholding License issued by the Department of Natural Resources. This permit in the past would have taken up to 3 months to be approved, however, this has been repealed and will only apply for National Lands.
The Speculation Tax was implemented in 2002, which is a 5% of the undeveloped value of the land set by the Department of Natural Resources, and applies to property 300 acres and more. This is to provide speculation for large tracts of parcel and to push developments throughout the country. This tax is paid every 1st of April of each year.
Property tax would generally consist between 1-1.5% if the set value of the property set by the Department of Natural Resources and are due at every 1st of April of each year.
